Ivanhoé Cambridge strengthens its logistics exposure with a transaction to acquire a 36,000 m² warehouse in Roye, midway between Paris and Lille
– Ivanhoé Cambridge acquired from Catella Logistic Europe a 36,000 m² logistics warehouse in Roye (Hauts-de-France), along the A1, the main motorway linking Paris and Lille, with delivery scheduled for Q4 2021. The site could also see construction of a 5,600 m² freight facility complementing the main building and dedicated to transportation/logistics for industry, distribution and e-commerce operations.
In February 2020, Ivanhoé Cambridge acquired the Hub&Flow logistics assets portfolio, active in the primary Paris and Lyon hubs (read the news release). With the addition of this new property, the Hub&Flow portfolio will comprise 18 assets totalling 466,000 m².
Located in an established logistics park, the new facility in Roye will be highly visible from the A1, strategically located midway between Paris and Lille (1 h 10 min), and just 50 minutes from Charles de Gaulle Airport. Besides its fiscal attractiveness, this location is also notable for its access to a high-quality labour pool. With logistics operations expanding rapidly around the world, the platform will thus be positioned to serve a base of 50 million European consumers within a radius of 300 km with remarkable fluidity.
The state-of-the-art Class A platform will boast superior sustainability performance (BREEAM Very Good certification) with capacity for up to two users. It will be built on a former brownfield site, contributing to France’s national goal of net zero artificialization under the Biodiversity Plan as well as promoting attainment of circular economy objectives via recycling of demolition materials. Catella Logistic Europe will oversee construction, marking the start of a partnership with Ivanhoé Cambridge built around a shared pan-European development strategy.
Groupe Panhard, which already supervises asset management of the portfolio, will assume that role for the new warehouse development
